The Success of Real Estate Projects: A Comprehensive, Human and Sustainable Approach

On March 26, the Cologny Properties team took part in the REM Swiss Real Estate Exhibition, held at the SwissTech Convention Center. This key event addressed essential topics for industry professionals, including the city of tomorrow in French-speaking Switzerland and the need to reinvent neighbourhoods.

At the heart of the discussions: a fundamental question — what are the real keys to a successful real estate programme?

Understanding the identity of places: an essential prerequisite

Every successful real estate project begins with a deep and nuanced understanding of its environment. It is not just about analysing technical or urban planning data, but truly grasping the soul of a place: its history, its uses, and how residents perceive it.

As Pierre Sansot highlights in his article Identity and Landscape (1983):

"A landscape that is familiar to us [...] means many things at once. [...] Its existence reinforces our own identity [...] However, it would be dishonest to ignore the course of history. Landscapes change: which changes do we find bearable?"

This reflection sheds light on a major challenge: finding the balance between transformation and respect for the existing setting. A real estate project should not distort its environment, but rather fit into it with precision and sensitivity.

    Engaging stakeholders early on

The success of a programme also depends on the quality of dialogue established from the earliest phases of the project.

Involving stakeholders — local residents, authorities, and community actors — makes it possible to:

    • Anticipate expectations and potential objections
    • Foster project acceptance
    • Enrich the design through concrete field feedback

A collaborative project is a better-integrated project, and therefore a more sustainable one.

    Creating value for the neighbourhood

A high-performing real estate programme goes beyond its primary function (housing, offices, etc.). It must actively contribute to local dynamics.

    This can include:

    • Integrating ground-floor retail to energise neighbourhood life
    • Creating communal and social spaces
    • Installing a rooftop restaurant offering a new urban experience and enhanced views

These elements help create living spaces, not just built environments.

    Thinking at the municipal scale

A real estate programme cannot be separated from its territory. Its success also depends on its alignment with existing and future infrastructure.

    Key factors include:

    • Access to public transport
    • Capacity of public facilities (nurseries, schools)
    • Integration into local planning policies

    A well-connected project is a long-term viable project.

A comprehensive vision for sustainable projects

In summary, the success of a real estate project relies on a comprehensive approach combining:

    • A sensitive understanding of the place
    • Proactive stakeholder engagement
    • Local value creation
    • Coherent territorial integration

This vision enables the development of projects that are high-performing, accepted and sustainable.
